The Rosemary District Continues to Grow

Twenty-eight residential and commercial projects are on the books, half already built, in just three years.

In 2015, Premier Sotheby’s broker-associate Frank Lambert began marketing a future six-unit townhouse project called Vanguard Lofts in the-then mostly undeveloped Rosemary District between Fruitville Road and Tenth Street, and Tamiami Trail and Orange Avenue. A hand-drawn map he created showed dots where four future residential projects would rise. Skeptics called it a pipe dream, since the Rosemary District had long been plagued by stagnation.

Three years later, thanks to a new city overlay district that permits greater density, Lambert’s homemade map has grown to a remarkable 28 residential and commercial projects. Twelve of them, like the new Rosemary Square, are mixed-use condo/retail mixed; five are residential condos; three are apartment complexes (CitySide, Elan Rosemary and Urban Flats, with a combined 700-plus apartments); two are hotels; five are restaurant/retail projects; and there’s also a pocket garden that’s shared by three condo complexes Lambert is repping for the Risdon Group. Half the 28 projects are already built.

Anyone who drives—or walks, since the streets are now far more pedestrian-friendly—through the Rosemary District now can’t help but be astounded.

“Three years ago, we begged people to buy in Vanguard Lofts,” says Lambert. “They said we were crazy, [that we’d] never sell a condo in the Rosemary District for $500,000. Well, we’re sold out now, and the last two went for over $900,000 each.”

Lambert recently toured us around the Risdon properties at Central Avenue and Fifth Street. Developer Steve Bradley has renovated the former acid-green commercial/condo building on the corner into the sleek, bright white 5th and Central building, with four ground-floor retail condos below six two-story townhomes. Just to the west, Risdon on 5th is rising, with 22 residential condos and six ground-floor commercial condos. (Four of those six are already sold, says Lambert). And slated to break ground by year’s end right across the street is The Risdon, with 11 residential condos and one commercial condo.  Bradley also set aside space for Risdon’s Garden, a pretty little pocked garden designed by DWY Landscape Architects.

When people move in, restaurants and retail follow. The Rosemary District is now home to a dance studio, sushi restaurant and bodega; gourmet cheese and coffee shops and a yoga studio have announced plans to open. Sarasota Contemporary Dance’s new studio is here, so is housing for Sarasota Opera artists. And the downtown Sarasota Farmers Market started a seasonal Thursday evening outdoor market near CitySide this spring to great success.

“Saturday mornings, you wouldn’t believe the number of people here,” says Lambert. “It’s such fun to see this area change.”

Live Up Eileen Doan

Eileen Doan is a singer, songwriter and an actress with a lust for adventure and self-discovery. Eileen recently moved to Sarasota to pursue an acting apprenticeship with Florida Studio Theatre. Between her rigorous schedule with the theatre and open mic performances, she is constantly working to improve her songwriting career. We caught up with Eileen to hear more about her pursuit of self-expression and how her love of the arts truly exemplifies the spirit of the Rosemary District.

Are you from Sarasota? If not where are you from and what brought you here to Sarasota?

No, I’m not. I recently moved here from Kentucky. I auditioned and was offered a position here in Sarasota working with Florida Studio Theatre as an acting apprentice.

What were you interested in growing up? Have you always been interested in the arts?

Yeah, I knew I always wanted to be a performer of some kind. I was always interested in music. I loved theater, but I never had the courage to pursue it until maybe my junior year in college. I decided I had to do, otherwise, I knew I would be really upset with myself in the future. I knew I had to give it a shot. When I was studying abroad, it kind of solidified in my mind that this was something I needed to do. I had always been really musical and really theater oriented, but never serious about it. It was always more of a hobby.

When did you first get your start in singing and acting?

I was in fourth grade and I got a role in my school choir’s musical and I got to sing an entire song a stage by myself, so that was kind of exciting! That was really the first performance I ever did, but then I took a really long break until 8th grade when I took a role in High School Musical. I took another long break after that, then the next big thing I was in was a role in Hair during my sophomore year of college. Hair was almost the tipping point of my decision to become a performer, then when I was in a few productions abroad I knew it was what I wanted to do.

Do you ever find yourself getting stage fright?

Honestly, not really. Before you go up on stage it’s always a concern that what if this time your voice cracks and then die of embarrassment. But once I’m up there, I usually just go. It’s almost like I’m on autopilot. I spend so much time in my room singing and practicing, I just pretend I’m in my room and have fun with it. I perform a lot at open mic nights at the Reserve here in Sarasota. Last week I had a guy named Carlos who I had never met, come up on stage and perform with me. It’s amazing how great we sounded together considering we both had never played together and just went with it.

Aside from guitar, what other instruments do you play?

I actually played piano first. I’ve been playing since I was about 7 years old and I hated it at first. Then freshman year of college I began writing music and I really appreciated the skill. I started playing the guitar in high school and recently I just got a mandolin that I’m learning to play. I can kind of play the ukulele and just a week ago I bought a violin, which I’m learning how to play now too. My main reason for wanting to learn how to play all of these instruments is because I want to try new things and challenge myself. I enjoy it. Learning the violin now is so hard, I’m so glad I can already read music really well. I’m skilled in the sense that I’m now able to hear something and then duplicate it. My next instrument I’m looking into learning is the harmonica, it’s kind of fun.

You mentioned that you write music, what are some of your favorite original songs that you’ve written?

I wrote a song called Lucky my sophomore year of college. I was in a creative mood, but I didn’t know what to write about. I played this chord progression that I really liked, it made me feel really happy. It wasn’t until I saw this meme of a text conversation that I got inspired. A guy had gotten a tattoo of a dog wearing an astronaut helmet. When his sister questioned him about the tattoo, he basically said well we’re all going to die anyway, so might as well do what I want. I thought, wow that is so true… then the song just came to me, serendipitous and out of the blue. That was at a time when I was just being sassy and experimenting with my songwriting. Another song I really like to sing is one that I wrote in England called Boyfriend. It’s about a crush of mine. I had just bought a new guitar and had all these feelings I needed to get out. I started playing something and loved what came out. 

Tell us about your training and anyone who inspires you?

I’ve never really had formal training outside of my piano lessons, although I did take a vocal class the last semester of college. I knew the teacher and saw that the class was available so I figured why not. Other than that, I’ve never really had arts training. Everything else I’ve been learning as I go and copying other’s success. I learned how to do vocal runs by trying to emulate Christina Aguilera and a lot of my songwriting style is influenced by Sara Bareilles. She’s my number one inspiration, she just inspires me in every way. Just recently, she wrote a musical called Waitress and actually starred in it as well. It was my dream to be able to see her perform, so I flew up to New York the week before my graduation and got a chance to see it.

How does music make you feel? What is it that makes you so passionate when it comes to music and performing arts?

I’ve been thinking about this lately. Since being down here I’ve realized how much music and theater mean to me. I need it. I don’t know exactly what makes me feel this way, but it makes me feel free and empowered. I’m able to express myself in a way that not a lot of other people can. Before I was a songwriter or a performer, I would always listen to music and it would make me feel more than just spoken words. That’s the point of music, it shows the things that you can’t express without it. It just feels really invigorating to be able to do that, it makes me feel really strong.

Have you traveled elsewhere for performing opportunities? If so, tell us about them and some of your favorite places?

Well, I studied abroad when I was a junior in college, I went to England for the entire school year. When I was there I got to travel a lot. During the break, I left England and I took a month-long backpacking trip by myself through Europe. I went to Switzerland, Italy, Austria, Greece, Bratislava, Czech Republic, Hungary, Denmark, and Amsterdam. Outside of the backpacking trip, I went to France, Norway and Northern Ireland. Once you’re over there, it’s so cheap to travel. Rome and Florence were my favorite places that I visited though, they were just really beautiful. I’ve also traveled a bit in within the US. I’ve had opportunities all around Kentucky, Arizona, New York, North Carolina and now Florida.

What made you decide to take the internship here at Florida Studio Theater in Sarasota?

I got a few other internship offers, but I decided to take this one because I really enjoy FST’s mission to bring theater to underserved populations that wouldn’t necessarily get theater otherwise. I also love that they’re doing so much. I knew if I came here that I would be non-stop doing something. Every single thing they do here, I know I can learn a lot from. I just wanted to cram as much as I could into my body and mind and come to a place where I could learn and soak in as much as I could. I knew FST was the place for me to do that. Everyone is so helpful and willing to talk to you here, even the actors.

There’s a creative culture here in Sarasota, especially in the Rosemary District. How do you feel as though you contribute to it?

I’ve always been very artsy. Seeing everything, all of the opportunities around, there’s a ballroom dancing studio a block away from my housing and shops and galleries. I contribute to the culture in my own tiny way, just because I’m not necessarily a planted thing that people come to, I need to go out and show them. Being around this culture and in the arts, it’s a good place to be. I feel like I’m in premiere housing at FST, being able to live in the Rosemary District in Downtown Sarasota.

What is it that you enjoy about living in Sarasota and the Rosemary District?

I just love the city for what it is, it’s so artsy. I kind of never want to leave because there’s always so much going on. I love the arts and the people and how it’s beautiful here all of the time. Even on grey days it still feels like there is a glow. There’s this little spot I found recently that I go to, to watch sunsets and see the water which is just so cool.

How do you feel about all the changes and transformations happening in the neighborhood?

I’m not really concerned, I love seeing the art shops pop up because I know they’ll contribute to the area. It’s an opportunity for people to be able to see more outside of the Ringling and Main Street. I feel like the housing is going to bring more people in and they’ll be buying the art from the local galleries. Having more shops here and housing is going to be able to showcase more people more things.

What does the future look like for you? 

Right now I know I’ll be here at least until May. After that, I’m really not sure. Making a career for myself in something as unpredictable as theater, especially as an actor, I can’t really plan things for anything further out than a year. If an opportunity arises in Sarasota, I would absolutely love to stay in Sarasota just because I feel really good being here. In the future, I’d love to move to New York, but I have no clue where performing opportunities will take me. I’ve told myself that I’m going to try to pursue both music and theater equally. I don’t know either business too much yet, so I’m just trying to take small steps each week. Whether it be submitting to playlist curators or contacting small shops to play sets at, we’ll see how it goes. With the theater aspect, FST has kind of taken over. I’m learning as much as I can while I’m there. My extra time has been more focused on how to better my music.

–Do you have anything else you’d like to tell us about yourself?

Just that this city has been a really great city for me artistically. Personally and mentally it feels really good to be in a place where there’s so much going on. It’s not so much that it’s overwhelming, it’s more that there are endless possibilities here.

We had to pleasure of talking to the Northeastern couple about why they’re leaving the Chesapeake Bay area this winter and moving into Sarasota’s fastest growing neighborhood.

From the Chesapeake Bay to Sarasota

We’ve heard that the Chesapeake Bay area in Virginia is beautiful, why buy a second home in Sarasota?

C: We had been spending our winters in Key West, which we really liked. We didn’t really want to buy there though because it didn’t have all of the amenities we wanted. It wasn’t as much of the city-type feel that we were looking for. One day coming home from Key West we were just driving around Florida and decided to explore Sarasota. We had some friends that lived there, so we decided to stay for a few days and look around. We really just fell in love with it. It still has kind of a small town feel to it, but at the same time feels like a city. It has a lot of amenities and wonderful beaches. Not to mention, we love the arts there. It probably has more artistic culture than any other place in Florida.

After you decided on moving to the Rosemary District and you found Risdon on 5th, how did you know that was the place you wanted to call home?

K: That was all Cherie. We were tired of renting and decided it was time to buy something. We just started looking online and Risdon on 5th came up. We loved the architecture and the look of the building and it reminded us of South Beach. It was beautiful. When we decided to buy, we knew we wanted to be in a city (we spent our careers in D.C.). We love Virginia in the summer, but when the winter comes we always leave. So finally we talked to our financial advisor and he recommended that we buy a second place. This way we don’t have to upkeep it the rest of the time and we have a place to stay every winter.

What are your feelings on Risdon’s Garden that is being built next to Risdon on 5th?

K: I see some green space, a little park environment with a place to sit and relax. Maybe something like you’d see in New York if you have a row-house with little pocket parks. I imagine benches where people can sit and have a cup of coffee or wine while getting to know their neighbors. A little community garden with some green space, we love the idea of it.

How do you feel about the all the changes happening in the Rosemary District?

C: We like it, I know a lot of people don’t. We’ve talked to some people who’ve lived here a while and it can be a bit controversial. But, it’s new to us and we’re getting a new space so I don’t think it’s a bad thing. Bringing more businesses in, such as the restaurants and galleries, make it feel like that part of the city is being rejuvenated.

Brooklyn-like flair in the Rosemary District.

There’s been chatter that the Rosemary District is like the Brooklyn of Sarasota. What are your thoughts on that?

K: We hadn’t heard that, but that’s really great! Brooklyn is the place to be now in New York, there’s so much culture. Coming from a city like Washington D.C., we really like the diversity and that there are so many different cultures coming into the Rosemary District. You miss those different thoughts and views when you live in small-town America.

The Rosemary District prides itself on being a creative hub. Creatively, how do you think you two will fit into the vibrant community as a couple?

C: It’s kind of funny, we spent three months there this past winter. Even though we rented a place on Lido Key, we were spending a lot of time in the Rosemary District. I was taking ballet classes in the Rosemary District, right down the street from where Risdon is being built. Also, Kaz dabbles in painting. We like to see the galleries and go to openings. Last winter, we went to several at Alfstad&, they were pretty great. We also went to a lot of the performing arts centers there as well, it’s nice that they’re all going to be within walking distance.

You mentioned you enjoy the walkability of the neighborhood. What are some of your favorite Rosemary and downtown local places?

C: Well aside from ballet, we were going to Lolita Tartine several times a week and getting to know the people who work there. I was going to the Yoga Shack, which I plan to continue doing once we move. We also love that we’ll be able to grab our pushcart to walk over to Whole Foods or walk downtown and get dinner, there are so many restaurants to choose from.

What are you most looking forward to once moved into your new home?

K: Well we look forward to leaving the cold. Cherie’s first thing will be to go to the Ballet studio, she’s kept in touch with the instructors and the students, so she’ll be happy to see everyone again. My first endeavor will be to get a tee time and go golfing with our friends. We’re really looking forward to the move!

Risdon Group on ABC 7: Historic Homes Moved

SARASOTA, FL (WWSB) – The effort to preserve the history of one of the Suncoast’s oldest communities now includes moving some historic homes.

The Risdon Group is taking major steps to make sure Rosemary District historic past lives on by relocating three cottages built in the late 1800’s.

The homes were located near Central Avenue and 5th Street in downtown Sarasota. They were placed on trucks and moved to the Bayou Oaks Community near Ringling College.

The Risdon Group bought the land where the cottages sat and instead of bulldozing them  to make way for new condos, decided they would move them instead.

The cottages will be renovated to meet current codes and turned into residential homes.

“The people that lived there were important to us, the integrity of what we’re doing in the Rosemary District and the building of the community is important. That’s why we want to save every bit of it for another day,” said Steven Bradley from Risdon.

In addition to moving the cottages, the developer helped to relocate the people who called the cottages home.

Risdon Group Relocates Historic Rosemary District Cottages to Ensure Their Preservation

Risdon Group, the award winning developers of Risdon on 5th residences, has relocated three historic cottages from the Rosemary District to Bayou Oaks. The cottages are to be restored and made ready for residential use in the future.

The history of the cottages date back to the late 1800s. The Rosemary District was then known as Overtown, a part of the original Town of Sarasota. The neighborhood is now known for its historic churches, homes and Sarasota’s first built cemetery. 

According to developer Steve Bradley, “Moving the cottages allow us to be conscious of both history and growth while moving forward in the Rosemary District.”

New Rosemary District Development, Risdon on 5th, Announces Groundbreaking

The Risdon Group’s Steve Bradley is pleased to announce the groundbreaking of Risdon on 5th, a sophisticated, artfully-designed mixed-use condominium development in Sarasota’s Rosemary District. The development team marked the occasion with a ceremonial champagne pop in front of a giant, 12 x 20 ft. on-site project rendering. Approximately 150 people were in attendance.

Rosemary stakeholders assess neighborhood priorities

The long-awaited investment in the Rosemary District has happened, with at least four residential projects under construction. Will improvements to the public realm follow?

At 5:30 p.m. Tuesday, the building at 1421 Fifth St. was packed with dozens of people, many of them younger professionals, chatting and sipping wine and beer from the bar.

The crowd was not assembled at a bar for happy hour, but rather at the design and sales office for Risdon on 5th, a 28-unit condominium scheduled for completion next year. The scene highlighted the growing interest in the rapidly redeveloping Rosemary District, a neighborhood slated for more than 10 new projects by 2018.

The crowded gathering to celebrate Risdon’s work in the Rosemary District featured a model of the Risdon on 5th project, slated for completion next year.

The event, a groundbreaking for the condo project and a celebration of a second Risdon development in the area, was everything longstanding advocates for the neighborhood could have envisioned a decade ago. Throughout the room, attendees were buzzing about the imminent future of a district that’s struggled to attract new private investment.

“What drew me to the Rosemary District was the vision behind what this area is going to be,” said Moriah Taliaferro, a 23-year-old future resident of Risdon on 5th. “I see it as kind of the new downtown — a mixture between St. Pete and the uniqueness of Sarasota.”

At this point, conversations about the revitalization of the Rosemary District can start to exit the hypothetical phase. The investments have been made; the buildings are starting to come out of the ground. More than 1,000 residential units will be added to the neighborhood over the next two years.

As a result, the conversation surrounding the Rosemary District has started to shift. The people who are investing in the future of the district — as well as those who have been there for years already — want to make sure the private growth doesn’t just occur in silos. How, then, can the fabric of a legitimate mixed-use neighborhood begin to come together?

Property and business owners — including Steve Bradley, president of the Risdon Group — are meeting monthly as a subcommittee of the Rosemary District Neighborhood Association in an effort to answer that question. Eventually, the goal is to organize the community’s priorities and work collaboratively with public officials to try to address them.

“We’re going to facilitate that effort as private stakeholders and ultimately come together with the city and municipality to make sure these things are not ignored,” Bradley said. “The only bad that can come from all of this growth is to not plan for it.”

Led by property owner Howard Davis, these meetings evolved from an effort to expand the self-taxing Downtown Improvement District to the Rosemary District. Although some developers said it was too early to commit to that type of investment, the conversation about using private money to help improve the public realm was just getting started.

Steve Bradley is one of several Rosemary District stakeholders actively assessing the future needs of the neighborhood.

“It brought closure to the expansion of the DID within the Rosemary District, but it didn’t say that need goes away,” said Michael Bush, owner of Home Resource and president of the Rosemary District Neighborhood Association.

To those taking an active role in this conversation, the time to act is right now. Residents haven’t moved in yet, but it’s possible to forecast some of the top priorities that will pop up once they do. Where is the neighborhood’s park space? How will parking be managed with all the new residents? What should the streetscapes look like, and how will the connectivity to downtown be improved?

By articulating a clearly defined vision for the Rosemary District, the stakeholders hope they can begin to seriously address questions like those while enthusiasm for the neighborhood is still trending upward.

“These are difficult things to resolve, but they certainly are attainable,” Bradley said. “The more that we can help facilitate the dialogue, the easier the solutions are going to be.”

Risdon condo developer buys next door building for $2.8 million

The developer of the proposed Risdon on 5th condominium project bought the building next door for $2.8 million.

Developer Steve Bradley said the building, 435 Central Ave., will be renamed The Risdon and given exterior enhancements.

The three-story, 16,000-square-foot building in the Rosemary District contains seven apartments and five office/retail spaces, all of which are occupied.

The $6 million Risdon on 5th, at 1350 5th St., is designed to contain 22 residential condos and 7,000 square feet of commercial space in six ground-floor units. Bradley said the development will break ground soon.

Modifications to the just-purchased building will include the addition of contemporary exterior awnings and custom planters and columns by local concrete artist Jake Brady.

The Rosemary District is home to a number of new condo, apartment and commercial projects that are revitalizing the long-blighted neighborhood.

The property was purchased this month for $2.8 million. The second of three developments planned so far, The Risdon consists of 16,000 square feet of mixed-use space, including seven apartments and five retail and office spaces, and is fully occupied. Modifications to the existing building will include aesthetic enhancements to the streetscape, including the addition of contemporary exterior awnings and custom planters and columns.
